Private U.S. Acquisitions Firm

    Duplex Acquisitions

Two units, one owner, one written decision.

AceStone Capital Group buys two-unit residential duplexes directly from ownership. Title, tenancy, and repair scope are reviewed before terms are issued, so what you receive is a decision rather than an estimate — with existing leases honored at closing.

    The Process

    Direct Acquisition, Step by Step

Five defined stages from first submission to settlement. Each stage has a stated output, so ownership always knows what happens next.

    1. Submit the duplex details

Address, unit split, occupancy status, and any lease or rent-roll detail you already hold. Nothing formal is required at this stage — a parcel number and unit count are enough to begin.

    2. Ownership and title review

We confirm vesting, liens, tax posture, and any probate or partnership interests that touch the two-unit position before pricing work begins.

    3. Underwriting and basis work

In-place income, comparable duplex sales, and a scoped repair allowance are priced together. Deferred maintenance is carried in the numbers rather than treated as a disqualifier.

    4. Written terms

Terms arrive in writing within the stated review window: purchase price, closing window, and the conditions attached. There is no auction, no counter-bidding, and no obligation to proceed.

    5. Closing on your schedule

Title and settlement are coordinated with a local closing agent. The schedule reflects title work, tenant coordination, and the funding requirements and due-diligence conditions stated in the offer.

    Questions

    Duplex Seller Questions

What qualifies a duplex for direct acquisition?

A recorded two-unit residential property with conveyable title, located in an active market. Occupancy, condition, and outstanding repairs do not disqualify the property — they are priced into the underwriting.

Do I need to sell both units together?

Yes. AceStone Capital Group acquires the full two-unit parcel as a single position rather than purchasing an individual unit or a fractional interest.

What happens to tenants already in place?

Existing leases transfer at closing and are honored on their current terms. Owners are not asked to deliver the building vacant.

How long does the process take from submission to written terms?

Title review and underwriting run in parallel, and written terms follow within the review window communicated when the property is submitted.

Are there fees or commissions to the seller?

No. Acquisitions are completed directly or through qualified investment partners, depending on the transaction. There is no listing commission, no marketing period, and no fee charged to ownership.
